Why rewire?

Parts of your existing electrical installation may be old, dangerous or non-compliant with current safety regulations.

You may want to make significant changes to your lights and power sockets to improve energy efficiency or make life more convenient.  Such changes might include new LED downlights, door entry systems, smart home services etc. 

You may be refurbishing all or part of your home (e.g. installing a new kitchen or bathroom).

In many cases a full or partial rewire will be the most cost effective option.

What is the process involved in a rewire?

 

1 – Testing your existing electrical installation

In most cases the first step is to inspect and test your existing electrical installation.

This test will identify dangers or defects and establish which parts need replacing and what is in a satisfactory condition for continued use.

We will provide you with a Domestic Electrical Installation Condition Report, in accordance with national safety standards BS7671:2018.  

This test is not required where an existing installation is very old or is obviously in state that is beyond economic repair.

 

2 – Discussing your options

There are lots of choices available that will affect the cost of the rewire. These include:

  • the quantity and choice of light fittings (e.g types of LED downlight), switches and sockets;
  • smart home options for light and heating control such as Nest, Alexa, Google Home etc.

We can provide advice on these choices.

If a rewire is part of a wider home refurbishment, then it’s best to finalise plans for new kitchens and bathrooms as these may require additional cabling and sockets, or ceiling lights being moved. 

 

3 – Producing a quote & specification

Once we know your options and choices we will provide a pricing quote and specification of work.

We will check the rewire complies with Part P Building Regulations including number of twin sockets in each room, smoke alarms, ventilation, health and safety etc.  

The price we quote is guaranteed and will only change if you request any additional work.

Once you have accepted our quote we will agree a start date that is convenient for you.

 

4 – What to expect during the rewire

A full rewire of a three bedroom house will typically take 5 – 6 working days.

The work will be carried out by one or more of our qualified electricians.

During this time electricity will be turned off, other than a temporary socket that we will use for our tools and a supply to your fridge freezer.

There will be dust! We try to minimise the amount of dust generated using dust sheets and a vacuum cleaner during the work. However you should prepare for dust in advance.

 

5 – On completion

The installation will be fully tested.

We will provide you with a Domestic Electrical Installation Certificate and send a Building Regulation Certificate of Compliance to Building Control.

 

6 – Aftercare

Once completed and tested there is not much scope for things to go wrong. Cables are in the wall and modern consumer units, sockets and light fittings are very reliable. 

However, if a problem arises with our work then we will will fix it free of charge as quickly as possible.

Cost of rewiring a home

This commitment starts with carefully checking what needs to replaced or updated, and what can continue to be used safely.  We will provide you a fixed price quote for the rewire and that will only change if you ask us to do more work.

The following prices are guides, based on rewiring all the cables in your home, installing a new consumer unit, main and supplementary bonding and a pendant light per room, plus the standard number of sockets in accordance with BS7671:2018. 

  • One Bedroom Flat £3,000

  • Three Bedroom House £5,000

Please note, this is just a general guide. Prices exclude VAT and assume the use of MK white standard sockets & switches and white pendant lights.

The most common addition is LED downlights. 

 

Location of switches, sockets & consumer unit

Switches and sockets are usually fixed to recessed 35mm boxes. They can be installed at a minimum of 450mm and maximum of 1200mm from the finished floor level to comply with BS7671:2008 Amd3:2015 553.1.6/OSG

The consumer unit is usually fitted close to where the electrical supply enters your property and contains switches and circuit-breakers. The consumer unit will be mounted between 1350mm and 1450mm above floor level to be out of reach of children.

 

Decorating

Most home rewires involve some chasing (cutting) new cables and sockets into walls.

As part of our work, we apply a plaster bonding to chased walls. This is not a decorators finish, so additional work will be required.

If you do not have your own decorators, we can introduce you to trusted local partners.  

Sometimes new cables need to be laid under floor boards. Usually we will lift and relay carpets and floorboards as part of our work.

 

Rewiring as part of a wider refurbishment project

If the rewire is part of a wider home refurbishment then we would expect to liaise closely with your other contractors.

In many cases, your main contractor will ask us to disconnect your electrical installation at the beginning of the project and provide a temporary “builders electrical supply”.

As the project progress, your main contractor will ask us to come back to install new cabling (“first fix”). Towards the end of the project we will return to fit sockets and light fittings (“second fix”).
