Prices are valid for properties located in Brixton, Bexley, Bromley, Camberwell, Catford, Croydon, Crystal Palace, Dulwich, Forest Hill, Greenwich, Lewisham, Merton, Mottingham, Orpington, Peckham, Sidcup, Southwark, Streatham, Sutton Sydenham, Wandsworth and Woolwich. 

We will fix minor issues (such as labelling) at no extra cost.

We will carry out remedial works for issues that fall within Classification Code C1 (Danger Present), such as repairing cracked sockets, plugs, exposed wires.

Wherever possible, we aim to issue an EICR on the same day as the inspection.

Domestic Electrical Installation Condition Report

The purpose of a domestic periodic inspection is to determine, so far as is reasonably practicable, whether the electrical installation of a house or flat is in a satisfactory condition for continued service.

The report provides an assessment of the condition of the electrical installation and identifies any damage, deterioration, defects or conditions found which may give rise to danger.

The report will be issued in accordance with the national standard for the safety of electrical installations, BS 7671: 2018 amendment 1.

The inspection aims to identify the:

  • external condition of intake equipment based on a visual inspection 
  • presence and condition of isolation and switching
  • additional protection by RCD’s and RCBO’s for fault protection
  • adequacy and condition of consumer unit(s) in terms of fire risk
  • earthing and bonding arrangements

Landlord Electrical Safety Obligations

For rented accommodation, the maximum period recommended between installation and the first periodic inspection and test is five years.

Periods between subsequent inspections will depend on the condition of the installation at the time of the preceding inspection. However, it is recommended that inspection and testing is carried out at least every five years or at the end of a tenancy, whichever comes first.

If a change of tenancy occurs shortly after a full periodic inspection then a Visual Test may be sufficient to confirm that the property is safe to re-let.
